1900 Lawrence is a 30-story, 400-foot-tall Class-A office tower redefining the downtown Denver skyline. The project includes two levels of underground parking. Water quality and detention was required as the site is more than one acre in size. Access to the parking garage and site is from Lawrence and Arapahoe Streets. Since it is a high-rise, two fire lines are required. A new domestic and sanitary sewer service line was designed to service the building. Right of Way was dedicated in order to meet current City and County of Denver ROW sections.
Beyond civil design, Martin/Martin supported the project’s complex structural steel system through steel connection design, metal deck design, steel staging analysis, and transfer truss erection consultation. The steel-framed structure delivers approximately 720,000 square feet of office space within a highly efficient floor plan featuring 30-foot bay spacing, expansive column-free interiors, and multiple cantilevered terraces that provide premium tenant amenities. The building includes a dramatic multi-story lobby, retail at grade, and a column-free plaza achieved through an innovative three-story transfer truss system integrated within the parking levels. Early collaboration with the project team was critical to developing efficient, constructible connections for jumbo sections, cantilevered framing, and long-span transfer elements while minimizing field welding and expediting erection. Particular attention was given to the three-story transfer trusses that relocate tower columns to open the ground level, where erection sequencing and temporary conditions required careful analysis and coordination.
